Full Management With Capped Fees (Max £120 Incl VAT) + No Management Charges For 3 Months -

For a period of 3 months, you pay no fees to us at all, its that simple. If you decide after this initial 3 months that you are pleased with our service you can then continue with our "Full Management" service for a very reasonable monthly fee of 12% including VAT. If however you have more than one property under management, our fee will reduce to 9.60% including VAT. We do not charge an initial "set-up or admin" fee, as is commonly levied by our competitors, particularly the bigger national agents.

As a full member of the UK Association of Letting Agents (UKALA) we provide "Client Money Protection Insurance" (CMP) which protects both Landlords and their Tenants against the theft of their money handled by the Agent. This is valuable protection which is provided as part of our membership of UKALA. We are member of the Property Ombudsman (TPO) who provide a service to both landlords and their tenants in the unlikely event of a dispute or complaint against the Agent. We actively promote their existance by providing leaflets, references to TPO on our stationery and website content.

Simple Charges

Apart from the monthly management charge or one-off charge for finding you a suitable tenant we do not operate a percentage mark-up levy on maintenance charges which is common in the lettings industry. However we do render a nominal charge of £10 + Vat (one-off) for arranging estimates/quotations/Gas/PAT testing, if you are working with our contractors.

We charge £60.00 (including VAT), (initially) for providing a detailed property Inventory and Schedule of Condition which is very detailed and is accompanied with high resolution images of all rooms and their contents. This Inventory is sent to your tenant in pdf format for their approval. We do not charge you for the future adjustments to this Inventory/Schedule of Condition, when your tenant vacates. We update the Inventory each time there is a change of tenant which is normally at the end of the tenancy. Our aim is to keep your charges to a minimum.

In the event of an emergency, requiring an immedate site visit (out of hours), no charges will be made to you. The monthly management charge covers all aspects of the day to day running of your property, so you can be reassured that your property is being looked after, as far as can be reasonably expected.

As part of our regular inspections of your property we periodically conduct a "Legionnaires Disease" test on the hot/cold water system. Legionnaires Disease is a potentially life threatening condition which can be contracted from water affected by the legionella bacterium. Cases are rare but there is a duty of care to your tenant by landlord/agent (Consumer Protection Act). We will do the test as part of our inspection, once a year.
