As a full member of the UK Association of Letting Agents (UKALA) we provide "Client Money Protection Insurance" (CMP) which protects both Landlords and their Tenants against the theft of their money handled by the Agent. Our arrangements are provided by LET ALLIANCE (Total Loss Client Money Protection for Landlords and Tenants). We are member of the Property Ombudsman (TPO) who provide a service to both landlords and their tenants in the unlikely event of a dispute or complaint against the Agent. We actively promote their existence by providing leaflets, references to TPO on our stationery and website content.

Simple Charges

Apart from the monthly management charge or one-off charge for finding you a suitable tenant we do notoperate a percentage mark-up levy on maintenance charges which is common in the lettings industry. However we do render a nominal charge of £10 + Vat (one-off) for arranging estimates/quotations/Gas/PAT testing, if you are working with our contractors.

We charge from £60.00 (excluding VAT) (Student Properties excluded) for providing a detailed property Inventory and Schedule of Condition which is very detailed and is accompanied with high resolution images of all rooms and their contents. This Inventory is sent to your tenant in pdf format for their approval. We charge for the production of each Inventory/Schedule of Condition, each time the tenancy changes. The Inventory is a very important document and is used in the event of a dispute should one arise at the expiry of the tenancy. Usually an Inventory takes around two hours to produce, together with photographs.

In the event of an emergency, requiring an immediate site visit (out of hours), no charges will be made to you. The monthly management charge covers all aspects of the day to day running of your property, so you can be reassured that your property is being looked after, as far as can be reasonably expected.

As part of our regular inspections of your property we periodically conduct a "Legionnaires Disease" test on the hot/cold water system. Legionnaires Disease is a potentially life threatening condition which can be contracted from water affected by the legionella bacterium. Cases are rare but there is a duty of care to your tenant by landlord/agent (Consumer Protection Act). We will do the test as part of our inspection, once a year.


Complaints Against the Agent Information

Should you have cause to make a complaint to the Agent where upon you feel that the agent has not resolved the issue to your satisfaction you are entitled to esculate your complaint to "The Property Ombudsman (TPO)" who operate a complaints process for landlords and tenants. You are expected to have already approached the agent with your complaint for resolution and only after having done so without sucess should you go to the Ombudsman for further investigation. We obviously hope that you would never have just cause to make a complaint in the first place.
