If you have a maintenance issue at the property we’ll deal with it as quickly as is possible. Please complete the form in order for us to allocate the job to the appropriate contractor.

Please note that your landlord is responsible for maintaining (Landlord & Tenant Act 1985) the fabric of the building which includes the roof, gutters and downpipes, drains, water pipes, sinks, baths and sanitary conveniences, window frames, fixed heating and electrical systems. There is a possibility that certain maintenance issues can have resulted from the action of a tenant resulting in the tenant being responsible for the repair. An example would be an item of clothing stuck in a washing machine pump resulting in the machine stopping working. An engineer would determine the cause of the failure and give an opinion on who would be responsible.

Where “black spot mould” is reported the landlord would become responsible for repairs where there is a defect in the building resulting in mould becoming present. If no defects are found then the cause would most likely be down to lack of ventilation and or heating. This is a wide ranging subject and each scenario requires careful evaluation to determine the cause.

In the event of you having locked your keys inside the property and can’t get in we can provide our management keys on the understanding that you will return them to us as soon as possible. This is within office hours and not overnight. In the event that this should happen out of hours then we would ask you to contact a locksmith (at your own expense) to gain entry. Williams Locksmiths may be able to assist you. PLEASE NOTE THE LOCKSMITH WILL REQUIRE PROOF OF ADDRESS.
