Information for Landlords
Whether you be an established residential property landlord or a new owner investing in the buy to let market we are able to offer the following services which will give you peace of mind, safe in the knowledge that your property and it’s letting to suitable tenants, is being handled by experienced professionals.
Our services include:
- Initial meeting to establish your requirements.
- Drawing up the contract between Landlord and Agent (The Management Agreement).
- Assessing the Rental Value of your property, following site visit.
- Finding suitable tenants.
- Carrying out identity checks and taking-up references on tenants.
- Setting up Bank Standing Orders to enable Rent to be paid.
- Collecting and Registering the Tenant’s Deposit with a regulated authority.
- Drawing up the appropriate Tenancy Agreement.
- Dealing with Tenant questions before moving in.
- Registering the Tenants with the Public Utility companies.
- Informing the Local Authority for Council Tax purposes.
- Fire Regulations (The Regulatory Reform Fire Safety) Order 2005, risk assessment for properties with communal areas.
- Arranging "Energy Performance Certificates" for properties
where a new tenancy is taken-up, after 1st October 2008.
- We carryout a quarterly Inspection of the property.
- Arranging the statutory annual Gas and Portable Appliances/ Soft Furnishings test with a CORGI registered Engineer.
- Fire Alarm Testing where appropriate.
- Dealing with maintenance issues reported by the tenant and arranging for suitable professional contractors to carryout work, with the Landlord’s authority
Tenancies are arranged using an “Assured Shorthold Tenancy Agreement“,, however in the event that your property is for “Student Lets” or “Company lets“, the appropriate Tenancy Agreement will be used, accordingly.
Experienced Landlords will already be aware of a gradual increase in legislative requirements, brought about by either the Local Authority or Central Government. One thing that is for certain is that legislative requirements will increase rather than reduce, therefore placing a heavier burden on those renting out their properties. The “Tenancy Deposit Scheme”, created under the Housing Act (effective 6th April 2007) being one example.
New Landlords acquiring a Buy to Let property face a rather daunting task in making sure that they comply with all the legal requirements, otherwise they risk breaking the law.
BS Home Lets are members of the “Guild of Letting and Management” and “The UK Association of Letting Agents” (UKALA) . Both act as “regulator” with a “Code of Practice” to which we must comply.
We carry Professional Indemnity and Public/Employers Liability Insurances.
